What is a dormer loft conversion?

Technically, any property with a pitched roof could have a dormer loft conversion. What makes a loft conversion a ‘dormer conversion’ is the angle of the box: the dormer extension walls sit at a 90 degree angle to the floor. Furthermore, an L-shaped dormer also extends out over a slim rear addition, common on Victorian houses, as well as sitting on the main body of the house.

This mid terrace property has the added advantage of an original, double storey rear addition. This means it is possible to create a secondary dormer over this rear addition, this type of conversion is known as an L-shape dormer.

This often means that clients can achieve two bedrooms, a study, hobby room or some clients, as is the case with our next project, opting for a master bedroom with a luxurious bathroom and walk in wardrobe area. The options for dividing up the space in an L-shape conversion are immense! Often meaning that a small two up two down property can become a four bedroom house with an en suite bathroom to the master bedroom! This type of property provides so much versatility when thinking about how to divide up the space to suit your family’s needs.

A magnificent feature that can be added to this type of conversion is the bespoke glass flush vision panel made to fit the stairwell this throws a huge shaft of light down both the new well and brings additional light to an often dark internal first floor hallway.

For our first home the dream was always to find a period property that we could make our own and expand in the future. When we moved to Enfield two and a half years ago and bought our Victorian two up two down we had big plans and always knew we wanted to convert from a two bed to a three bed.

My husband and I spent to first two years transforming the property from a dated house with little character into a modern home that nodded to its Victorian origins but echoed our personalities. When we found out that we were expecting our first baby we decided it was time to covert the loft. Our aim for the loft conversion was to create a versatile space that could firstly be used as a spare room / study and that could later become the master bedroom.

Our design team worked closely with the clients to ensure that their remit was fulfilled, having our own in house design team means that there is complete continuity between the initial meeting at quotation stage right through to the tradesmen on site. Good communication and meticulous planning are essential requirements and fortunately at Rooftop Rooms we are lucky to have a team of professionals who work together to achieve a loft conversion that exceeds the client’s expectations with the minimum disruption to the home.

After researching extensively we decided to undergo the conversion with Rooftop Rooms, as we were impressed with not only their pre planning communication but the finished conversions we had been to see. The conversion process itself was pretty full on, as any building work is but as each stage completed the picture became clearer just how special the conversion was going to be. That made all the dust bearable.

Now the room is complete and our baby boy has arrived we massively appreciate the extra space, when family come to visit they have their own floor, and the rest of the house remains ours. When our little one is a bit older we will move up to the loft, and our plan is to create a beautiful dressing room with built in wardrobes in the space in between the bedroom and the en-suite. The extension has added another third onto our home, and the quality of the work speaks for itself when people say “It looks as though it’s always been part of the house”. We are thrilled with our new conversion and thank Rooftop Rooms for making it possible.
